Zadar's Old Town is a narrow peninsula jutting into the Adriatic. It's compact, walkable, and packed with history — the Roman Forum, the Church of St. Donatus, the Sea Organ, and the Greeting to the Sun are all within a few minutes' walk of each other. Staying here means you can roll out of bed and be at the waterfront in 5 minutes.
The downside: it's the most expensive area, it can get noisy in peak season (especially near bars), and there's no parking inside the Old Town walls. If you're arriving by car, make sure your accommodation includes parking elsewhere.
First-time visitors, couples, solo travellers who want to explore on foot, anyone coming for a short break (2–4 nights) who wants to maximise their time.

You can walk to Kolovare beach in 20 minutes. Buses to Borik and further spots run from outside the Old Town walls. Bolt/taxi to the airport is €12–18 (8km).
